Dallas Foundation Repair FAQ

Straight answers to the questions DFW homeowners ask us most. Don't see yours? Contact us and ask.

How much does foundation repair cost in Dallas?

It depends on the method: crack injection runs $500–$1,200, carbon fiber $3,000–$7,000, wall anchors $4,000–$10,000, and full piering projects $10,000–$25,000. The method is the single biggest cost driver, which is why a real diagnosis matters before anyone quotes. See our 2026 Dallas cost guide for the full breakdown.

Are foundation cracks serious?

Some are, some aren't. Vertical hairline cracks are often just concrete shrinkage — common and usually cosmetic. Horizontal cracks, wide diagonal cracks, and stair-step cracks in brick signal structural movement and need professional evaluation. When in doubt, get a free assessment rather than guessing.

How do I know if I need piers?

Piers are for significant differential settlement — measurable drops in floor elevation, typically an inch or more, that are ongoing. Many homes with minor symptoms need drainage correction or crack repair instead. Our free inspection includes an elevation survey so the recommendation is based on numbers, not sales targets.

Why are foundation problems so common in Dallas?

North Texas sits on highly expansive clay soil that swells when wet and shrinks when dry. DFW's climate — long droughts followed by intense downpours — puts foundations through extreme shrink-swell cycles every year. Read our deep dive on Texas clay soil.

How long does foundation repair take?

Crack injections: a few hours. Carbon fiber: usually one day. Wall anchors: 1–2 days. Full piering projects: 2–5 days depending on pier count. Foam slab lifting: hours, and you can use the slab the same day.

Will foundation repair damage my yard or landscaping?

Exterior piering requires some excavation around the foundation perimeter, and we restore grading afterward. Interior slab work is done through small drilled ports. We walk you through exactly what to expect before work begins — no surprises.

Do you offer warranties?

Yes — piering and structural wall work comes with transferable warranties, which is a real selling point if you ever sell your DFW home. Warranty terms are in writing before work starts.

Is the inspection really free?

Yes. Measurements, photos, and written findings — free, with no obligation. We'd rather earn your trust than pressure you into a signature. If the honest answer is "you're fine," that's what you'll hear.

Can I just fix drainage instead of the foundation?

Sometimes — and we'll tell you when that's the case. If water caused minor movement and the foundation is still structurally sound, grading and gutter corrections can stabilize things for a fraction of piering costs. But drainage can't reverse significant settlement that's already happened.

Do you work on pier-and-beam homes?

Absolutely — older Dallas and Fort Worth neighborhoods are full of them, and it's a specialty many national companies don't handle well. We do re-shimming, pier resetting, beam work, and crawl-space moisture control. Learn about pier-and-beam vs. slab foundations.
