What's Included

  • Floor elevation survey — we map high and low spots to quantify settlement in fractions of an inch, not guess at it.
  • Crack documentation — every crack photographed, measured, and classified by type and severity.
  • Wall deflection check — foundation walls checked for inward movement from soil pressure.
  • Drainage assessment — gutters, grading, and soil conditions around your foundation, because in DFW, water is usually the root cause.
  • Pier-and-beam crawl inspection (where applicable) — older Dallas and Fort Worth homes get a look under the house at piers, beams, and moisture conditions.
  • Written findings — you get a clear summary with photos, whether you hire us or not.

When To Get Inspected

  • You're seeing any warning signs — cracks, sticking doors, sloping floors. Check the full list here.
  • You're buying a home in DFW — foundation issues are common enough in North Texas clay that an inspection is cheap insurance before you commit. Especially important for older pier-and-beam homes in Dallas and Fort Worth.
  • You're selling — a clean inspection report removes buyer objections in a market where every buyer asks about the foundation.
  • After extreme weather — DFW's drought-to-deluge cycles are the hardest thing a foundation endures. A long dry summer followed by heavy fall rains is exactly when new movement shows up.
  • It's been years since anyone looked — Texas clay doesn't take breaks.

What It Costs

The inspection is free. If repairs are needed, you'll get a written, line-item quote before anything is scheduled. No obligation, no pressure — we'd rather earn your trust than your signature. Wondering what repairs might run? See our Dallas foundation repair cost guide.

What Happens After the Inspection

Three outcomes cover nearly every inspection we do:

  1. "You're fine — here's what to watch." About a third of our inspections end here. You get monitoring guidance (what to photograph, when to call back) and pay nothing.
  2. "Drainage and minor repairs." Grading, gutter extensions, a crack injection — the small fixes that prevent big ones. Usually scheduled within weeks.
  3. "Structural work is warranted." You'll get a written, line-item quote with the elevation data backing it up. Take your time, get a second opinion — we'll still be here.

Inspection Tips for DFW Home Buyers

If you're under contract on a North Texas home, schedule the foundation inspection during your option period — it typically takes under two hours and gives you a written report you can take to the seller. Pay special attention to: additions (where new meets old is where settlement shows), large trees within 20 feet of the slab, and any fresh paint or patching on foundation walls that might be hiding cracks. A seller's disclosure in Texas requires known foundation issues to be listed — but "unknown" is common, which is why you verify independently.

Under contract and short on time? We prioritize buyer inspections — contact us and mention your option-period deadline.

What Our Inspectors Look For (That Most People Miss)

Beyond the obvious cracks and sticking doors, our inspectors check a few things homeowners rarely think about: the age and material of underground plumbing (old cast iron and clay tile lines leak and wash out supporting soil — a top hidden cause of DFW settlement), previous repair evidence like patched cracks or mortar touch-ups that suggest recurring movement, and vegetation patterns — a dead-straight line of thriving shrubs along one wall can indicate a slow plumbing leak feeding them. We also compare interior and exterior symptoms: a crack that appears on both sides of the same wall tells a very different story than one visible only inside.
